Sealcoating
A protective coating that shields asphalt from sun, oil, and weather — not structural, but it slows down the wear that eventually leads to cracking.

Asphalt is a petroleum product, and UV exposure, oil and gas spills, and Utah's temperature swings all break it down over time. Sealcoating puts a protective layer between the asphalt and the elements — it won't fix existing cracks or structural problems, but it slows the oxidation and wear that cause them in the first place.
Think of it as maintenance, not repair. The best time to sealcoat is before a surface shows real damage, and on a regular cycle after that. A newly paved surface needs time to cure before it's sealed — typically several months — and after that, most driveways and lots benefit from resealing every couple of years.

Cleaning
The surface is swept and cleaned of dirt, oil stains, and debris so the sealer bonds properly.

Crack & Repair Work First
Any cracks or damage are addressed before sealing, since sealcoat isn't a structural fix.

Sealer Application
A uniform coat of sealcoating material is applied by squeegee or spray, depending on the surface.

Second Coat (As Needed)
High-traffic areas often get a second coat for added protection.

Cure Time
The surface needs to cure before it's driven or walked on, typically 24-48 hours depending on weather.
